How long does it take to prepare a valuation report?
Short answer: Standard timing is 12–48 hours, counting working days only. The clock starts once we have the information we need, the terms are agreed and the 50% advance payment has been received. We always agree the specific timing in advance.

When the clock starts
Timing is counted not from your first message, but from the point when:
- the purpose of the valuation and the recipient of the report are known (for example, a court or a public agency);
- we have the key property details — cadastral code, area and photos;
- the scope of work, the fee and the timing are agreed;
- 50% of the agreed fee has been paid in advance — work starts only after that.
What each type of property requires is explained in detail in the article: What information and documents are needed for a property valuation? →
What affects the timing
- Property type and number — a single apartment usually takes less time than a house with its land and outbuildings, or several properties at once.
- How complete the information is — if details or photos arrive bit by bit, the timing moves accordingly.
- Site visit — if one is needed, the timing includes arranging the visit.
- Purpose and the recipient's requirements — some recipients have their own requirements for the form and content of the report.
- Market data — for an unusual or specialised property, finding comparable data takes longer.
Business and equipment valuation
For a business, a company stake or equipment, timing depends on the scope of the assignment: which period of financial data is needed, how many assets are being valued and how we will get information about them. Here too, we agree the timing in advance.
How to speed things up
- in your first message, state the purpose of the valuation and who will receive the report;
- send the cadastral code, area and photos together;
- if the recipient has its own requirements for the report, share them in advance;
- if a site visit is needed, suggest a time that suits you;
- make the 50% advance payment as soon as the terms are agreed.
What you receive
The result is a signed valuation report — as a PDF, or printed if needed.
